Potential BTO at Kallang Basin Swimming Complex, St Wilfred Sport Centre sites likely to be Plus flats: ERA Singapore
The intentions to seal the Kallang Basin and St Wilfred sports facilities for redevelopment are timely, considered that both sites are considerably older compared to some other sports complexes, observes Eugene Lim, major executive officer at ERA Singapore. “It makes good sense for the sites to lead the way for better land usage, especially considered that they are situated fairly near to the city centre,” he includes.
The Kallang Basin Swimming Facility spot is inside walking range of Geylang Bahru MRT Station and the Geylang Bahru Market and Food Center. Lim notes that most of the general public housing blocks in the Geylang Bahru area were constructed in the 1970s, showing a wish for brand-new growths that will renew the area.
The Kallang Basin ActiveSG Swimming Facility and the St Wilfred ActiveSG Sports Centre are going to stop operations entirely in the 2nd half of 2025. On June 13, URA, HDB and Sport Singapore jointly declared the end of the centers upon their rent expirations. The Kallang Basin facility, located on Geylang Bahru Lane, is going to finalize on Sept 1, and the St Wilfred center on St Wilfred Road is going to close on Oct 1.
Lim assumes that future Build-to-Order (BTO) plans at the site could be designated as Plus flats due to their proximity to town and services. Plus flats have tighter resale constraints compared to Standard category condos, including a longer minimum occupation duration of 10 years and constraints on renting the flat.
He anticipates the future BTO job at the site could include a mix of two- to four-room flats. “The neighboring sites have a plot ratio of 2.8, and assuming a quite similar plot ratio, we may see some high-rise BTO flats, possibly up to 36 storeys,” he adds.
At the same time, the St Wilfred Sport Center is a 10-minute walk from Boon Keng MRT Terminal. It lies close to St George’s Road, where a number of the existing HDB flats date back to the 1980s, according to Lim.
Locals will definitely have connectivity to a new Sport-in-Precinct establishment in neighboring Kolam Ayer, that is set to open at the end of the year. Meanwhile, plans to introduce housing project at the two sites are currently being examined, according to the agencies.
